Both, but the product is the service. We use software — much of it built by us, some of it best-in-class from partners like HighLevel and our cloud-computer infrastructure providers — to deliver a managed AI department to you. You don't have to configure a platform, train an AI model, or stitch tools together. We do that work. You receive the outputs (posts, replies, leads, briefs, reports) and the support of our team.
It means our products are designed to make you, the licensed agent, faster and more consistent — not to replace your judgment, your relationships, or your voice. Outbound replies, social posts, and campaigns ship only with your approval. Cadence answers inbound calls and chats live in your voice and on your behalf, but the goal is always to hand a qualified, well-briefed lead to a human (you) for closing.
By default, no — and that's the design we recommend. Cadence (our AI receptionist, included with every tier) answers inbound calls and chats live, because that's the whole point of having a receptionist. For outbound messages, content posts, replies to existing client threads, and campaign sends, every piece is queued for your one-touch approval on your phone. You can change these defaults if you want fuller autonomy on certain channels — we'll walk you through the trade-offs.
The Live AI Academy is the community and training side of Sign & Social — weekly live sessions, framework drops, prompts, and transparent discussions about responsible AI in real estate. We include it with every tier because we believe the knowledge is yours regardless of how long you stay with us. Even if you decide a managed service isn't for you, the playbooks and frameworks travel with you.
None of the above, exactly. We are an AI services company that works exclusively with licensed real estate agents and small brokerages. We don't hold or transact on listings; we don't compete with you on production. We do build, run, and tune the AI-powered systems that handle the marketing, communications, and operations of your business — and we provide training and community alongside it.
Licensed residential real estate agents who close at least a handful of transactions a year, value their voice and reputation, and feel the operational drag of trying to do marketing, lead response, transaction coordination, and past-client follow-up in addition to actual selling. Solo producers, small teams (2–10 agents), and small brokerages (up to ~25 agents) are all in our lane.
If you only sell one or two homes a year and don't run real-estate as a business, our service is probably more system than you need. If you're looking for a completely hands-off, "AI sends everything for me" tool with no approvals — that's not us; we keep you in the loop on purpose. And if you're not licensed (and not partnering with someone who is), we will respectfully decline to onboard you.
Currently we focus exclusively on licensed residential real estate. The pillars, playbooks, compliance work, and MLS integrations are built around that lane. We can refer you to peers who do similar work in other verticals if you reach out via the contact form.
No. We do the configuration and the heavy lifting. If you can use your phone, your email, and a basic CRM (or want to be helped through one), you can use Sign & Social. The onboarding is built around your existing workflow, not a re-training of it.
Founding-member rates are roughly 33–50% below the standard rates we'll charge once the founding cohort fills. As a founding member, your rate is locked for your entire first year and grandfathered for as long as your membership stays continuously active. The standard rate only applies to new sign-ups after the founding cohort closes.
Onboarding pays for the work we do up-front before the recurring service can run reliably — the Brand DNA workshop, the voice training process, your AI Cloud Computer provisioning, your HighLevel sub-account build, your MLS-connected website setup, and the configuration of every pillar included in your tier. It's a real expense for us; we charge it once and don't recur it.
Day 31. Founding members get the first 30 days of recurring service free as part of the founding-cohort onboarding window. Onboarding fees are charged at sign-up; recurring charges begin on day 31.
If you prepay annually, you pay nine months of recurring service in advance and get twelve months of access. Concretely: Minimum annual is $1,773, Pro annual is $4,473, RMD annual is $8,973. Onboarding fees are charged separately.

About 30 days, end-to-end. Week 1 is the Brand DNA workshop and voice training inputs. Weeks 2–3 are provisioning — AI Cloud Computer, HighLevel sub-account, MLS-connected website, Cadence. Week 4 is going live: first Monday Brief, first market brief out to your sphere, Cadence taking calls.
Access to your existing CRM/contact list, your last twelve months of sent email (for voice training), your top-performing social posts, your active listings, and a ~20-minute voice recording of you talking about real estate. We also need a few business details — your zip codes, your brokerage policies, your active platforms, your existing MLS feed or IDX provider if you have one — captured in the kickoff workshop.
No. You can keep your existing CRM as the system of record and we'll integrate against it. Many founding members do choose to consolidate into the managed HighLevel sub-account because it includes CRM, email, SMS, calendar, and funnels in one tool — but it's not required.
Yes. Your Sign & Social account is tied to you, not your current brokerage. Your contacts, content, voice training, and AI Cloud Computer all travel with you when you change firms.
You do. Your contacts, transactions, content library, conversation history, and trained voice profile remain your property at all times. We act as a data processor on your behalf, with the access required to deliver the service. Full detail in the Privacy Policy.
You export it. Contacts and transactions can be exported as CSV (or transferred to your next CRM). Your content library, trained voice profile, and historical communications are exportable in standard formats. The HighLevel sub-account can be transferred to your ownership. The AI Cloud Computer can be handed off. We do not gate access to your data based on retention status.
We do voice-train a model on your writing so the system can produce drafts in your voice. That trained profile is private to you and not shared with other customers. We do not contribute your data to public model training. When we use third-party AI providers (e.g., Anthropic, OpenAI, Google) under the hood, we do so via API calls that do not opt into provider-side training.
On a dedicated AI Cloud Computer provisioned for your account, with backups handled by reputable U.S.-based cloud providers (Cloudflare, AWS, and Google Cloud are typical for various sub-systems). Your HighLevel sub-account stores its data in HighLevel's standard infrastructure. We can provide a more detailed data-flow document on request for enterprise or brokerage customers.
Yes. Data in transit is encrypted via TLS (HTTPS) across every customer-facing surface. Data at rest is encrypted at the storage layer by our cloud providers. API credentials are stored in encrypted secrets stores. Cloud-computer access requires per-user authentication.

Onboarding fees are non-refundable in general, with one exception: our 7-Day Cadence delivery commitment. If your Cadence receptionist isn't live and taking calls within seven business days of your onboarding kickoff, we refund the onboarding fee and you keep what's been built so far.
Monthly recurring charges are not refundable for the period in which they were billed, but you can cancel any time and you won't be billed for the following month. If something has gone wrong — service outage, undelivered work — reach out and we'll make it right; we have not held the line on the strict policy in those cases.
Annual prepays are non-refundable for the unused months once the annual term has started, but the platform stays fully live for the full year you've paid for. You can cancel future renewal at any time during the annual period and we won't auto-renew.
They're two ways of putting MLS listing data in front of people, and they serve different jobs:
IDX is great for attracting traffic; VOW is what actually serves a buyer you're working with. We can power both from a single MLS connection, so your public site and your client portal stay in sync.
No — MLS data & search is an optional add-on at every tier, never bundled into the base price. We do this on purpose, because the underlying costs are set by your MLS, not by us, and we don't want to bake an inflated or misleading "included" number into the recurring fee.
How it works: we operate as your authorized technology vendor and source your live MLS feed on your behalf through best-in-class data partners. You pay (1) a per-feed data-access fee, passed through at our cost, and (2) your MLS's own data-license / participation fees, billed at cost. We quote the combined number at onboarding once we know your specific MLS.
It varies significantly by market. The data-access layer is generally a modest monthly per-feed fee plus a one-time connection. Your MLS's own fees are the bigger variable — everything from small monthly amounts on some boards to substantial costs on larger or more restrictive ones, sometimes with setup or compliance fees on top. There isn't an honest "typical" number that covers every market — which is exactly why we don't bundle it. We pull the real number from your specific MLS at onboarding, bill it at cost, and show you the source before you commit.
Usually, yes. Most MLSs treat IDX and VOW as separate data agreements, and VOW (because it exposes more data to logged-in clients) often has its own terms and approval. We handle the technical side of both, but the data license is between you (the authorized MLS participant) and your MLS. We onboard one MLS at a time and walk you through exactly which agreements your board requires.
Yes. If you already have a working IDX/MLS feed through another vendor, we'll integrate against it rather than make you switch. If you don't, we set up the connection for you. Either way, the AI layer on top — natural-language search, buyer-match alerts, plain-English comps — is what makes it ours.
Yes. All 20 templates are wired for both IDX search and a VOW client portal against whatever MLS feed you connect — your own provider or the one we set up. Switch templates without breaking your brand or your listing search.
We collect explicit opt-in for SMS at two points: (1) when you, the customer, sign up for the service, and (2) when your clients give you their number through any Sign & Social-managed form. Opt-in is logged with a timestamp, the source, and the exact disclosure language shown. We never auto-opt-in.
Reply STOP to any marketing SMS and you'll be unsubscribed immediately and receive one confirmation. Reply HELP for help info. You can also email us and we'll remove the number from all marketing, including transactional, on request.
Transactional SMS is sent in direct response to a service action you've requested or that affects your account (onboarding scheduling, system alerts, lead notifications, security messages). Marketing SMS is anything promotional — cohort updates, founding-member offers, product announcements — and requires its own opt-in checkbox separate from transactional consent.
No. SMS originator opt-in data is never shared with third parties or affiliates for their marketing. We share phone numbers with our SMS infrastructure provider (HighLevel/Twilio) solely to deliver the messages you've opted into. Full detail in the Privacy Policy.
Yes. Custom buildouts are scoped, quoted up front, billed once, and added to your AI Cloud Computer as a permanent capability. Common examples: a brokerage-specific compliance module, a team-wide lead routing rule set, an integration into a tool we don't already support. Reach out and we'll talk through what's possible.
We do work with select JV partners on a revenue-share basis — primarily other operators who serve real estate audiences. Reach out via the contact form with "Partnership" in the subject and we'll send the current terms.
The first 30 days of recurring service are free for founding members — you pay the one-time onboarding and then get a full month of the full system before any monthly charge begins. That's a stronger trial than most: you see the system running in your business, on your data, with your voice, before you pay for the first recurring month.
